A heat-applied, multi-layer asphalt membrane system and a common standard for residential and smaller commercial flat roofs. Torch-on is fully bonded with redundant layers and stays flexible through freeze-thaw conditions, generally lasting 20 to 25 years.

Building code requires a minimum slope toward drains, and the single biggest factor in how long a flat roof lasts is whether water actually leaves the roof after it rains. Water that stands for more than 48 hours after rainfall, known as ponding, accelerates membrane breakdown, adds structural load, and drives freeze-thaw damage at the surface. Insufficient slope, clogged drains, or a structural low spot are the usual causes.
We assess drainage as part of every flat roofing estimate. Where ponding is a problem, tapered insulation is generally the permanent fix, it corrects the slope across the whole roof rather than patching individual low spots. Getting the drainage and slope right the first time is the difference between a flat roof that lasts its full rated lifespan and one that needs constant leak repairs.


Flat roofing carries more risk in a wet coastal climate than in a dry one, simply because there is more water to manage. Flat roofing cost depends on the system, the size of the roof, and whether drainage correction is needed. As a general guide, torch-on (SBS modified bitumen) typically runs about $8 to $14 per square foot installed, TPO about $8 to $12, and EPDM about $7 to $11, with all three commonly lasting 20 to 30 years when properly installed and drained. Tapered insulation to correct ponding adds roughly $1.50 to $3 per square foot where it’s needed.
