Flat Roofing in Surrey, BC

Flat and low-slope roofs fail for one main reason: water that should drain does not. Active Roofing installs and repairs torch-on, TPO, and EPDM flat roofing systems for homes, commercial buildings, and multi-family properties across Surrey, with the slope, drainage, and seam detail that determine whether a flat roof lasts decades or leaks within a few years.

What we install

Flat Roofing Systems We Install

Flat roofing is not one material. Each system has a different cost, lifespan, and best use case.

Torch-On (SBS Modified Bitumen)

A heat-applied, multi-layer asphalt membrane system and a common standard for residential and smaller commercial flat roofs. Torch-on is fully bonded with redundant layers and stays flexible through freeze-thaw conditions, generally lasting 20 to 25 years.

Multi-layer · 20–25 yrs

TPO Membrane

A single-ply, heat-welded membrane suited to larger commercial roofs. TPO’s welded seams tend to hold up particularly well over time in wet, moisture-heavy climates like ours, and its white reflective surface can reduce cooling costs on larger buildings.

Single-ply · commercial

EPDM Membrane

A proven, durable rubber membrane with adhesive-seamed installation. EPDM has a long track record and a strong lifespan when installed and maintained correctly, though seam integrity depends heavily on installation quality and drainage.

BUR and Tar & Gravel

Built-up roofing, the traditional multi-layer tar and gravel system, still used on some commercial properties. It offers solid durability but has largely been replaced by modern membrane systems on new installations.

The #1 factor

Why Drainage Is Everything on a Flat Roof

No flat roof is perfectly flat. Building code requires a minimum slope toward drains, and the single biggest factor in how long a flat roof lasts is whether water actually leaves the roof after it rains. Water that stands for more than 48 hours after rainfall, known as ponding, accelerates membrane breakdown, adds structural load, and drives freeze-thaw damage at the surface. Insufficient slope, clogged drains, or a structural low spot are the usual causes.

We assess drainage as part of every flat roofing estimate. Where ponding is a problem, tapered insulation is generally the permanent fix, it corrects the slope across the whole roof rather than patching individual low spots. Getting the drainage and slope right the first time is the difference between a flat roof that lasts its full rated lifespan and one that needs constant leak repairs.

Built for our climate

Built for Surrey’s Wet Climate

Flat roofing carries more risk in a wet coastal climate than in a dry one, simply because there is more water to manage. Surrey sees heavy rainfall through much of the year, and a flat roof with proper slope, drainage, and seam quality is built to handle that. We choose and install systems with our climate specifically in mind, not a generic specification applied the same way everywhere.

Who we work with

Residential, Commercial, and Multi-Family Flat Roofing

Flat roofing serves a wide range of properties.

Commercial & Multi-Family

On the commercial and industrial side, we install and repair flat roofing on warehouses, retail buildings, offices, and strata and multi-family properties, where a properly maintained system protects the building and reduces long-term costs. We can also pair it with metal wall cladding for a complete building envelope.

Residential

On the residential side, flat roofing shows up on additions, garages, modern flat-roof home designs, and covered walkways.

Same systems, same attention to slope and drainage, whichever type of property it is on.

Our process

How We Install Your Flat Roof

1

Free estimate & drainage assessment

We inspect the roof, check slope and drainage, and discuss which system fits your building.

2

Tear-off & deck check

We remove old roofing material and verify the deck is sound before installing anything new.

3

Correct the slope, if needed

Where ponding is a risk, we address drainage with tapered insulation before the membrane goes on.

4

Membrane or torch-on installation

The system is installed to manufacturer specification, with proper seam welding, adhesion, or torch-application depending on the system.

5

Flashing & detailing

Edges, penetrations, drains, and parapet walls are finished to keep water out at every transition point.

6

Final walk-through

We review the completed roof with you before the job is considered done.

What Flat Roofing Costs in Surrey

Flat roofing cost depends on the system, the size of the roof, and whether drainage correction is needed. As a general guide, torch-on (SBS modified bitumen) typically runs about $8 to $14 per square foot installed, TPO about $8 to $12, and EPDM about $7 to $11, with all three commonly lasting 20 to 30 years when properly installed and drained. Tapered insulation to correct ponding adds roughly $1.50 to $3 per square foot where it’s needed. We give a firm written price after a free on-site inspection, since the roof and its drainage decide the number.

Good questions

Flat Roofing FAQ

Which flat roofing system lasts longest in Surrey? +
All three main systems, torch-on, TPO, and EPDM, can reach 20 to 30 years with proper installation and drainage. TPO’s heat-welded seams tend to hold up especially well over time in our wet climate. The single biggest factor in any system’s actual lifespan is whether the roof drains properly and avoids sustained ponding.
What is ponding water and why does it matter? +
Ponding is water that stands on a flat roof for more than 48 hours after rain, usually from insufficient slope, a clogged drain, or a structural low spot. It accelerates membrane wear and shortens the roof’s working life. We check for it during every estimate and correct it with proper drainage or tapered insulation.
How much does flat roofing cost in Surrey? +
Torch-on typically runs about $8 to $14 per square foot installed, TPO about $8 to $12, and EPDM about $7 to $11. The final price depends on your roof’s size, condition, and drainage needs. We give a written price after a free on-site inspection.
Do you handle emergency flat roof leaks? +
Yes. Flat roofs can develop leaks quickly, particularly around drains, seams, and flashing details. Call or text us and we will get to you as quickly as we can to assess and address the leak.
What is the difference between torch-on and TPO? +
Torch-on is a heat-applied, multi-layer asphalt membrane system, commonly used on residential and smaller commercial roofs. TPO is a single-ply, heat-welded membrane better suited to larger commercial roofs. Both perform well when installed correctly; the right choice depends on your building and budget.
Do you install flat roofing on residential homes? +
Yes. Flat roofing shows up on additions, garages, modern flat-roof home designs, and covered walkways, not just commercial buildings. We install the same quality systems on residential projects as we do on commercial ones.
Are you licensed and insured for flat roofing work? +
Yes. Active Roofing is licensed, insured, and WorkSafeBC covered, and we hold an A+ rating with the BBB.
